Bellary is a city of distinct character—known for its historic granite hill fort, vibrant trade, and an arid, sun-drenched climate where summer temperatures frequently soar past 42°C. Commissioned to design the Mr. Ovais Bungalow, Unitz Dezignz set out to create an uncompromisingly bold residential monument that could triumph over the intense desert-like climate while establishing an iconic presence in the neighborhood.

The design rejects fragile or generic decorative trends. Instead, it embraces architectural Brutalism—harnessing the monumental power of honest exposed concrete, deep shadow-casting reveals, and sculptural geometric punctures to create an impregnable yet deeply poetic family oasis.

The Signature Concrete Plane and the Iconic Oculus

The defining visual signature of the bungalow is a massive, freestanding board-marked concrete blade wall that slices diagonally across the front elevation. Cast on-site using rough pine formwork, the concrete displays the rich, organic grain and textural imperfections of wood, transforming structural mass into a monumental canvas.

Piercing this raw concrete plane is a colossal circular aperture—an architectural oculus. This bold opening frames cinematic views of the Bellary sky from the upper cantilevered family lounge, while serving as a dynamic sundial that casts a slowly moving circle of golden sunlight across the entrance courtyard as the day progresses.

Thermal Mass and Climate Engineering: Beating the Arid Heat

In Bellary’s arid climate, thermal mass is the most effective passive cooling strategy. The heavy concrete and thick double-cavity brick exterior walls act as thermal batteries, absorbing the sun’s intense heat during the day without transferring it indoors, and releasing it harmlessly into the cool desert night sky.

Deep cantilevered roof overhangs and recessed window reveals prevent direct sunbeams from ever striking window glass. Vertical natural teak louvers provide adjustable solar shading, allowing family members to modulate light levels and cross-breezes according to seasonal conditions.

The Theatrical Approach: Angular Pilotis and Elevated Walkways

Arrival at Mr. Ovais Bungalow is an architectural experience choreographed with theatrical suspense. A grand flight of flamed granite steps rises from the driveway, framed by dramatic V-shaped angular steel columns (pilotis) that support the cantilevered master suite above.

Passing beneath this sheltered, double-height portal, visitors cross an ornamental reflection pool with bubbling stone fountains, whose surface evaporation naturally cools the ambient air before one reaches the monumental teak pivot door.

The Mr. Ovais Bungalow proves that residential architecture can be daring, sculptural, and uncompromising while remaining exceptionally livable.
