Commissioned for a premier high-density plot in Makkah, Unitz Dezignz developed a comprehensive architectural scheme comprising luxury hospitality suites, multi-level retail bazaars, expansive prayer halls, and multi-tier subterranean parking infrastructure.

Climate-Responsive Architecture: Tiered Massing and Solar Defense

With summer temperatures in Makkah frequently exceeding 48°C, the building envelope was engineered as a thermal fortress against solar radiation. The architectural massing adopts a stepped, tiered profile that creates self-shading overhangs across the lower retail and mezzanine floors.

Exterior facades are wrapped in high-performance insulated glass units (IGUs) deeply recessed within sculpted precast concrete fins and modernised Mashrabiya (jali) screening panels. These geometric screens reflect over 70% of incident solar radiation before it strikes the glazing, dramatically reducing the building's peak cooling loads while framing panoramic views toward the central holy precincts.

The ground level features monumental 12-meter wide covered pedestrian colonnades that interface smoothly with municipal transit stops and bus plazas. Multi-directional escalators, high-capacity panoramic elevators, and pressurized fire stair cores are strategically distributed to ensure that thousands of worshippers can vacate the retail podium and prayer halls within minutes following the completion of congregational prayers.

Subterranean Engineering: High-Capacity Multi-Level Parking

Vehicular congestion is a primary challenge in central Makkah. Our design incorporates three vast subterranean basement levels engineered with high-strength post-tensioned concrete structural grids that minimize column interference.

Equipped with intelligent vehicular guidance systems, automated license plate recognition, and dedicated VIP and bus transit drop-offs, the parking infrastructure provides seamless vehicular intake from surrounding ring roads without creating tailbacks on municipal thoroughfares.

The Commercial Podium and Luxury Hospitality Suites

Rising above the parking basements is a dynamic three-tier commercial and hospitality podium. The lower levels accommodate luxury retail boutiques, gourmet dining halls, and money-exchange centers catering to international pilgrims.
